Access Control and Building Systems

Door access, visitor communication and telephony designed around how people actually move through the building.

A card reader mounted beside a heavy glass door in a dark office corridor, an electromagnetic lock above it, and a hand presenting an access card to the reader.
Access control reference systemReaders at each controlled door report to a door controller, which holds the access rules and keeps working if the network is interrupted. Controllers connect to an access management server where credentials, door groups and schedules are administered. Events are timestamped for later review and can be correlated with CCTV, while visitor handling and exit-device or fire-release requirements are designed alongside.CONTROLLED DOORSMAIN ENTRYReader and lockSERVER ROOMRestricted groupVISITOR DESKIssued credentialCONTROLLERRules held locallyACCESS SERVERCredentials and groupsEVENT LOGTimestamped auditCCTV LINKCorrelated review

Reference system

A people-and-entry flow: visitor, gate, indoor station, access decision, camera event and operator.

Symptoms

When this matters

If any of these describe your environment, this is the conversation to have.

  1. 01Access credentials are still shared or handed out informally, with no audit trail.
  2. 02Visitor management relies on a paper register at reception.
  3. 03Intercom or gate systems were installed without any integration to CCTV.
  4. 04Extension and trunk changes require calling a vendor for every small update.
  5. 05Nobody currently administers who has access to which door.

Scope

What KINNEX delivers

Access control and building communication systems are only useful if they fit how people actually move through a site. KINNEX designs the credential model, entry flow and telephony together, then hands over clear administration so the system stays usable after installation.

  • Door access, biometric or credential systems, controllers, locks and power design.
  • VDP, intercom, gate and visitor communication systems.
  • IP or hybrid PBX, extensions, trunks and related network requirements.
  • Integration boundaries with CCTV, networks and client systems.
  • Testing, user enrolment, administration handover and maintenance.

How we take this on

One contract. The right specialist for every part

Your project is wider than any single team. We scope all of it, source all of it and carry the responsibility for all of it.

  1. 01

    Scope

We survey, size and specify against standards and your operating reality, not against a brochure.

  2. 02

    Source

Any make, any model, from the manufacturer, distribution or registered importers. GST-compliant invoicing, warranty and returns handled for you.

  3. 03

    Deliver

KINNEX engineers do the work we do every day. Where a job needs a specialist, we bring in the right expert team as a sub-order under your single contract.

  4. 04

    Own

One scope, one SOP, one SLA and one point of accountability, whoever is on site.

Standards and terms

Standards we design to, and the terms you will hear

Specifications are written against recognised standards. Here is the vocabulary, in plain language.

  • OSDP (SIA Open Supervised Device Protocol)
  • ISO/IEC 14443 and ISO/IEC 15693 (contactless cards)
  • EN 60839 (alarm and electronic security systems)
  • EN 50131 (intruder alarm systems)
  • EN 54 (fire detection and alarm systems)
  • IEC 60849 and EN 54-16 (voice alarm)
  • NFPA 72 (fire alarm and signalling)
  • National Building Code of India (fire and life safety)
  • IEC 62676 (video systems, for integration)
  • BACnet and Modbus (building integration)
  • KNX and DALI (lighting and building control)
  • ISO/IEC 27001 aligned operating practices
Access level
A named set of doors and times a person is allowed to use, assigned to groups instead of individuals.
Anti-passback
A rule that stops one credential being used twice to enter, so a card cannot be passed back to someone else.
Mantrap / airlock
Two interlocked doors that never open together, used for high-security entry such as data centres.
OSDP
A modern, encrypted protocol between readers and controllers, replacing the older Wiegand wiring.
Wiegand
An older, unencrypted reader wiring standard still found in many existing installations.
MIFARE / DESFire / SEOS
Families of smart-card technology. Newer ones use stronger encryption than basic proximity cards.
Fail-safe vs fail-secure
A fail-safe lock opens when power fails, for life safety. A fail-secure lock stays locked, for security.
VDP
Video door phone: a doorbell panel with camera and a screen or app inside the home.
Addressable fire alarm
A system where each detector has its own address, so the panel shows exactly which device triggered.
Voice evacuation
A fire-alarm sound system that gives spoken instructions instead of only sounders.
BMS
Building management system: the software that monitors and controls HVAC, lighting, energy and other building plant.
Muster
An emergency roll-call. The access system lists who is on site and who has checked in at the assembly point.
SOP and SLA
The documented procedures for operating and maintaining the systems, and the response targets agreed for them.

  • IP and hybrid PBX telephony
  • CCTV and network integration for access events

Questions

Frequently asked questions

Yes, within a defined integration boundary — an access event such as a forced door can be linked to a camera event, without merging the two systems into one point of failure.

Card, biometric or mobile-credential systems are all viable depending on your security requirement and user volume; the right fit is assessed during design.

Through VDP or intercom systems that let reception or security verify a visitor before granting entry, with optional recording where required.

Both routes are viable — a hybrid PBX can bridge existing lines while extensions and trunks move to IP over time.

Administration can be handed over to your team with training, or retained under a support agreement — this is agreed before deployment, not decided afterwards.
